M2 Engineering is a consulting firm specializing in mechanical, electrical, and plumbing (MEP) design, construction support, and system commissioning. Since 2019, we’ve helped ensure building systems are designed, built, and operate to meet project goals. Certified as an SBA 8(a) participant in 2022 and a Maryland MDOT MBE/SBE/DBE in 2023, we work across various industries to deliver efficient and reliable solutions.

Our Process

Step 1: Pre-Construction Review

We ensure your construction documents align with the owner's requirements, project intent, applicable codes, and standards.
Commissioning requirements are integrated into the planning process to set a strong foundation.

Step 2: Construction Phase Activities

Develop and implement a commissioning plan, including testing forms and site observations.
Coordinate and document pre-functional tests (PFT) to verify installation accuracy and compliance with project specifications.
Manage commissioning meetings and track progress using issues logs.

Step 3: Functional Performance Testing & Closeout

Lead and document functional performance testing (FPT) to confirm systems meet operational requirements, including safety and performance standards.
Provide a preliminary commissioning report and review operations and maintenance manuals to ensure proper training and final documentation.

Enhanced Commissioning

Enhanced commissioning includes all steps from fundamental commissioning, with added focus on long-term performance:

Design Integration: Ensure commissioning requirements are included in design and project documents.
Ongoing Monitoring: Verify system performance with seasonal testing and post-completion checks.
